How to document a recurring roof leak

Published

A returning roof leak is easier to assess when you keep a clear record of the symptom and earlier work. The aim is to explain what happened, rather than prove a cause before the roof is inspected. Water can travel through concealed spaces, and two stains may not come from the same defect.

Record each occurrence

Note the date, affected room and whether the leak appeared during rain, wind or after a delay. Describe whether it was a stain, a drip or a larger flow. If more than one area is affected, keep separate observations so the pattern is clear. Photographs taken from the same safe indoor position can show how the symptom changed.

Keep the earlier repair scope

Store the quote, invoice and any explanation of the earlier finding. A visit may have addressed one defect without inspecting every roof junction. Ask what the earlier work established and whether any limitation or recommended follow-up was recorded. The return of water needs investigation; it does not automatically identify fault in a particular component or person.

Avoid reproducing the leak

Do not hose the roof, climb up in wet conditions or enter an unsafe roof space to gather evidence. If a ceiling is sagging or water is affecting electrical equipment, keep away and arrange urgent assistance. An ordinary website enquiry is not the right response to an immediate threat to people.

Prepare the next assessment

  • Send the symptom record and safe photographs.
  • Identify the earlier work and its date.
  • Mention any building or roof changes since the repair.
  • Explain access and who can approve investigation.
  • Ask how findings and limitations will be documented.

Compare recommendations by their evidence

If another repair or a larger replacement is proposed, ask how the finding supports it. A recommendation should connect the observed defect with the intended outcome. Clarify which work is included and which internal repairs are separate. Keep variations in writing before additional work proceeds.

Contact us with your suburb, roof type if known and the history. A clear record helps plan the next inspection and keeps the conversation focused on what can be established at the property.
